Booking and cancellation policy

We're really glad you're hoping to book in with us over on the Isle of Rum. As we are a remote part of Scotland, please take the time to familiarise yourself with our cancellation policy.

Ferry and boat services can be affected by weather, technical issues and other circumstances outside our control. We therefore recommend that all guests take out suitable travel insurance before travelling, including cover for travel disruption and cancellation.

Deposit

A non-refundable deposit is required to secure your booking.

The deposit is equal to the cost of your first night's stay and is non-refundable in the event that you cancel your booking.

Subject to availability, and provided we are given sufficient notice, we may be able to transfer your deposit to alternative dates. Any date change is at our discretion and cannot be guaranteed.

Remaining balance

Your remaining balance is due 28 days before your arrival date.

Before the balance is due, we are happy to consider changes to your booking, subject to availability. This may include changing your dates, changing the number of guests, or changing your accommodation/bed arrangements.

Once the 28-day point has passed and the remaining balance has been paid, your booking is final and cannot be amended or cancelled. The balance is non-refundable.

Cancellations

We can only offer a refund where the cancellation or inability to provide your booking is directly due to circumstances within our control. For example: closure of the accommodation by us;
a significant failure of essential facilities or amenities for which we are responsible; other circumstances where we are directly responsible for the accommodation not being available as booked.

We are unable to provide refunds for circumstances outside our control. This includes, but is not limited to:

  • Ferry cancellations or delays

  • Bad weather or adverse sea conditions

  • Technical problems or disruption affecting public ferry services

  • Disruption to charter boat services

  • Personal illness or injury

  • Changes in personal circumstances

  • Travel delays or missed connections

  • Any other circumstances preventing you from travelling to or from the island

Because access to the island is dependent on boat services, travel disruption is a recognised risk of staying with us. We strongly recommend taking out appropriate travel insurance that covers cancellation, travel disruption, missed connections and circumstances that may prevent you from reaching the island.

We may be able to facilitate date changes where appropriate. But please note this is not guaranteed and is at our discretion.

Ferry disruption

Visitors primarily reach us using services from Mallaig operated by Calmac.

If your travel is affected by a technical issue with CalMac services, any compensation or reimbursement available under CalMac's own passenger rights or compensation scheme will be subject to their terms and conditions. Information about their compensation scheme is available here: https://www.calmac.co.uk/en-gb/book/passenger-rights/

Please note that any compensation payable by CalMac is separate from your accommodation booking with us.

A note from us

We appreciate that these cancellation terms are detailed, and we don't make them lightly. As a small, remote island business, cancellations at short notice can have a significant impact on us, and we often have very limited opportunity to re-let accommodation or pitches.

We also understand that travel to the island comes with an extra layer of uncertainty. Ferries can be disrupted by weather and technical issues, and unfortunately these are things neither you nor we can control. For this reason, we strongly recommend taking out suitable travel insurance when booking.

We want to be as fair and flexible as we can where circumstances allow, which is why we're happy to make changes before the 28-day cut-off where availability permits. Once that point has passed, however, we need to treat the booking as final.
